1. The cost is for accommodation only, and is on a weekly basis. For stays of less than one week, the minimum stay is three days, charged at 16% of the weekly price per day.

2. For stays extending over any part of the Easter, Christmas or New Year holidays,or Carnival, a supplementary charge of £35 (50€) will be made.

3. The cost does not include flights, transfers or car hire.Airport transfers can be arranged at an extra cost with our local contact.

4. The villa will accommodate a maximum of 8 persons, but for full comfort no more than six persons is recommended. For parties of more than six, an extra charge of £18 (25€) per person / week will be made to cover extra laundry etc.

5. The cost of utilities and pre and post cleaning service is included.

6. Start and end dates for the stay are flexible, provided they do not conflict with another booking and allow sufficient time for cleaning. It is not necessary to book complete weeks. Extra days will be charged at 1/7 of the weekly rate. In the event of another family moving in on the day of departure, we request that the premises be vacated by 10:00.

7(a).Bookings made more than 2 months before departure. A non-refundable deposit of 25% of the cost is required immediately, with the remainder payable 2 months before departure.

(b)Bookings made within 2 months of departure. 100% payment is due immediately.

If the booking is cancelled up to four weeks before departure, all money paid, except for the deposit(s) will be refunded.For cancellations within four weeks of departure, the above sum will be refunded only if the villa can be relet for the agreed period. Any money lost due to cancellation can be credited towards a future let.

8. Payment may be made either by Sterling or Euro cheque to our home address, or by transfer of Sterling or Euros to our account (details on request) Due to recent changes in Portuguese banking practices we now find it neccessary to charge a levy of 5€ per cheque for payment by Euro cheque from non-Portuguese banks.

9. The villa is available on a three or two bedroom (all other amenities included) basis. See table above for pricing details.

10. The tenant is responsible for any damage or breakages to the property, furniture or fittings. The owner is not responsible for any accidents or injury to tenants or their guests while on the property.

11. Due to recent events, we now find it necessary to charge a returnable deposit for breakages, damage etc. of £100 (140€) minimum, depending on number of persons in the party. This deposit will be returned within ten days of receipt of a satisfactory report on conditions from our housekeepers.

12. Entry to the pool is now by "swipe" card. Four cards are provided. A charge of 10€ (£7.50) will be made for each card not left in the house on departure.

13. By accepting the tenancy, the tenant agrees to all terms and conditions detailed above.
